Zarnitzky Remodeling Job Info...


This project reminds me of "this old house" maybe because it was that old house until we remodeled it, making it into the present modern house.  Being that the house was build in the late 1920's to early 1930's. We would have to say that this residential remodeling project was one of our delicate projects due to it's age and neglect. Nevertheless we tackled this house with amazing results.

We started with the first floor knocking out a few walls and building some new ones.  Entering the house you walk into a grand living room with a dining room to the right, facing you was this beautiful set of stairs leading to the second floor that was looking at you and saying please help!. Straight ahead to the left was wall dividing the living room and a adjacent room on the first floor that we knocked down. We built a temporary brace on both side of the wall holding the second floor from crashing down. Making way for a larger opening, between the living room and the other room. Replacing the old header that was above the door way leading into the room with a new steel beam supporting the second floor.

Covering and plastering all the holes in the walls we made, by making way for all new wiring throughout the first and second floor was no easy task. Our professional plastering crew made it look simple!  After all the new wiring was installed, all the walls and ceilings throughout the house were professionally skim coated and painted. After that was all said and done, the walls were smoother glass.

Tearing up the old wood flooring on the entire first floor that was in despair, we noticed that the old sub floor was in bad shape, so we replaced the entire sub floor on the first floor and covered it with solid oak 2 1/4" x 3/4" flooring. After we installed the flooring with beautiful mahogany borders wrapping the entire perimeter of the first floor, we finished it off with three coats of high gloss polyurethane. making the floors alive again!

Then we tackled the stairs that were crying for help. Have no fear, we said to Mr. Stairs... we sanded down his threads re-stained them, repainted his spindles and risers. Polyurethane on his handrails and threads. Mr. Stairs had a new happy look and was ready to be walked on all over again!

The second floor has four bedrooms which were all skim coated and painted by our professional paint and plastering crew, these rooms were never the same again. Adding the to entire second floor with all new wiring and a hundred amp electrical sub panel on the second floor landing. refinishing all the floors making them shine once again.

Then it was time to gut and remodel the second floor bathroom. All new plumbing was installed prior to closing the walls with moisture resistant drywall and cement board in the tub - shower area. Finishing it off with brick pattern subway style tiles with navy blue 1"x1" tiles bordering the entire bathroom. Complete with new vanity, under mount sink, medicine cabinet and crown molding surrounding the perimeter of the bathroom, with nickel plated finishing fixtures. Kohler elongated toilet bowl making the bathroom remodeling project complete.

Heading downstairs to the first floor half bath - powder room.. we gut the entire bath along with knocking down a wall dividing the bath and closet that was adjacent to it. Making it into a beautiful full size 6'x9' bathroom. Installing moisture resistant drywall and cement board in the shower area. Shower area was tiled from floor to ceiling with 6"x10" tiles with 1"x3" glass tile bordering the shower area. New vanity with marble top and under mount sink. medicine cabinet and elongated Kohler toilet bowl.

As we dig deeper into the basement, we tear out all the water, gas and drain lines. Replacing them with new 3/4" copper water lines, new 3/4" black pipe gas lines, 4" No hub drain lines. We converted and replaced the old, oil burning boiler to a new German made "Buderus" gas burning boiler and hot water heater. That is how we brought "this old house" to a "modern and efficient" running house.
